Best Warehousing Companies in the UAE

Most online sellers store in a Dubai free zone such as JAFZA or Dubai South, where stock waits duty-suspended and can ship to any GCC country. Shared storage costs about AED 45–110 per cbm a month, and leasing your own unit about AED 25–35 per sq ft a year. Below are 7 independently researched warehousing companies in the UAE.

Key takeaways
  • Dubai is the usual first Gulf warehouse. A free-zone licence is quick to get, and stock reaches all six GCC countries.
  • Free-zone stock pays no UAE duty until it enters the mainland, and none at all if it's re-exported.
  • Shared storage costs about AED 45–110 per cbm a month. Your own unit in JAFZA or Dubai South runs about AED 25–35 per sq ft a year, plus staff.
  • Saudi orders can ship from Dubai as DDP parcels. Add a Riyadh warehouse once Saudi Arabia reaches about 30% of your orders.

Dubai is the Gulf's warehouse. Goods land at Jebel Ali, wait in a free zone and leave by road, sea or air for every GCC market.

That's why most brands open their first Gulf warehouse here. A free-zone licence takes days, foreign owners keep 100% and stock pays no UAE duty until it's sold locally.

Here's where to store, what it costs in AED, when you pay duty and how Dubai stock reaches Saudi buyers, plus 7 independently researched providers. It's part of our directory of warehousing providers in the Middle East.

When does a UAE warehouse make sense?

For most sellers, from day one in the Gulf. A Dubai warehouse serves UAE shoppers the same or next day and reaches the other five GCC states from one stock pool.

It suits you best when:

  • You're testing the Gulf. One warehouse and one licence cover every market while you learn where demand is.
  • You sell across the GCC. Dubai's traders already ship more to their Gulf neighbours than anywhere else.
  • You import from China or Europe. Jebel Ali is one of the region's main container ports.
  • You hold bulk stock behind Amazon.ae or noon. A nearby warehouse tops up FBA and FBN every week or two.

Most of your orders already go to Saudi Arabia? Then compare warehousing companies in Saudi Arabia too.

Where should you store in the UAE?

Choose the zone by what you sell and where it goes. Free zones suit regional stock. Mainland areas suit stock you'll sell in the UAE soon.

How much does warehousing cost in the UAE?

Shared storage runs about AED 45–110 per cbm (cubic metre) a month. Quiqup gives AED 60 per cbm as an example rate.

OptionTypical 2026 cost
Shared storage, per cbmAED 45–110 a month
ReceivingAED 2–5 per carton, or AED 20–40 per pallet
Leased unit, JAFZA or Dubai SouthAED 25–35 per sq ft a year
Leased unit, International CityAbout AED 65 per sq ft a year
Warehouse staff, if you leaseAED 3,000–4,500 per worker a month, plus visa
Amazon.ae FBA storage, for comparisonAED 2 per cubic foot a month (about AED 71 per cbm)
Noon FBN storage, for comparisonAED 1.75 per cubic foot a month since October 2026 (about AED 62 per cbm)

Staff are the cost people forget. One worker can add more to a small unit's bill than the rent.

Worked example: when do you pay duty?

Say you import stock with a customs value of AED 200,000. You'll sell 60% in the UAE. The duty rate is 5%.

The other 40% goes to Saudi shoppers as DDP parcels worth under SAR 1,000 each.

Where the stock landsUAE dutyWhen you pay
Mainland warehouseAED 10,000 on all the stockOn arrival, before you sell anything
Free-zone warehouseAED 6,000 on the 60% sold in the UAEBatch by batch, as stock is released

The free zone saves AED 4,000 here, and it spreads the rest over the season. The Saudi parcels pay no UAE duty, and below SAR 1,000 they pay no Saudi duty either.

Import VAT follows the same timing. On the mainland, AED 10,500 (5% of value plus duty) is due on arrival. VAT-registered importers reverse-charge it on their return, so it costs paperwork rather than cash.

Duty rates vary by product, so check your HS codes with a customs broker in the UAE.

Free-zone stock pays UAE duty only when a batch is released to the mainland.

Can a UAE warehouse serve Saudi Arabia?

Yes, and that's how most brands start. Each Saudi order leaves Dubai as a DDP (Delivered Duty Paid) parcel, clears customs at the border and arrives in two to five days.

Each parcel costs about SAR 55–98 to ship, plus a flat SAR 15 ZATCA fee. Saudi VAT is collected at the border, so these parcels usually don't make you register for Saudi VAT.

So when should you add Saudi stock? Add a Riyadh warehouse once Saudi Arabia reaches about 30% of your orders. Move everything there only above about 45%. Our Saudi vs UAE warehousing comparison shows the sums, and fulfilment in Dubai covers running the UAE side.

How do you choose a UAE warehousing provider?

Start with the zone and the customs status, then compare price and service. A free-zone rate looks cheap only if the zone fits where your stock is going.

Curious how we researched these companies? Here's how we vet service providers.

Notes for Chinese sellers

  • Dubai is the natural first overseas warehouse. LCL sea freight from China takes about 25–35 days port to port to Jebel Ali.
  • Plan from booking, not sailing. Allow 5–7 weeks from booking to warehouse check-in.
  • Use a mainland unit for wholesale. International City sits next to Dragon Mart. See our guide to Dragon Mart Dubai.

Notes for regulated products

  • Ask for climate control. Food, cosmetics and supplements need temperature-controlled space and records.
  • Budget for ECAS. Regulated products need an ECAS conformity certificate, at AED 1,720 per certificate.
  • Saudi-bound stock needs its own approvals. SABER and SFDA rules apply as it crosses the border.

Frequently asked questions

Yes. Shared ecommerce warehouses bill per cbm, pallet or shelf, so you pay only for what your stock fills. Quiqup, for example, says it has no minimum orders for new businesses. Leasing a whole unit only makes sense with large, steady volumes.
